Commercial LED retrofit specialists
Your lighting is the cheapest line item on the power bill left to cut.
We audit your facility, design the retrofit, install it around your operating hours, and file every rebate you qualify for — then show you the verified savings against the model we promised.
No cost, no obligation — and you keep the fixture inventory and savings model either way.
- Licensed & fully insured
- DLC-listed fixtures only
- Utility rebate program partner
- Manufacturer warranties up to 10 years
Damascus Lighting Solutions serves Maryland, Virginia, and the greater DC metro area.
Why lighting first
Every other efficiency project is slower and more disruptive.
Envelope work, HVAC replacement, and process changes all take longer, cost more, and interrupt operations. Lighting is the one retrofit that touches almost nothing and starts returning money the month it is energized.
- Up to 75%
- LED lighting uses up to 75% less energy than the incandescent and legacy HID fixtures it replaces.
- 25×
- Quality LEDs last up to 25 times longer than incandescent lamps, which collapses relamping and labor costs.
- ~17%
- Lighting accounts for roughly 17% of all electricity used in U.S. commercial buildings — usually the fastest line item to cut.

What we do
One contractor, from the first walkthrough to the rebate check.
Most retrofits stall in the seams — between the auditor, the distributor, the electrician, and the utility. We hold all four, so there is one scope, one schedule, and one number to call.
Lighting Audit & ROI Analysis
We walk your facility, count and meter every fixture, and hand you a line-by-line model of what a retrofit costs and what it returns.

How it works
Four steps, and the first one is free.
You should know your payback before you spend anything. That is the entire point of leading with the audit.
- 01
Free on-site audit
We walk the facility, inventory every fixture, and pull your utility history. No cost, no obligation, and you keep the data whether or not you hire us.
- 02
Proposal and ROI model
You get a fixed-price scope with a fixture-level savings model — net cost after rebates, annual savings, and simple payback, with the assumptions shown.
- 03
Installation around your schedule
Licensed electricians work nights, weekends, or zone by zone. Legacy fixtures and lamps are removed and recycled with documentation.
- 04
Rebates filed and savings verified
We complete post-installation verification, chase the incentive through to payment, and confirm the system performs to the model.
Savings estimator
Put a number on it in thirty seconds.
Pick the fixture you are running today and how hard you run it. This uses typical connected wattages — your audit replaces every assumption below with what we actually measure on site.
Single shift ≈ 50. Two shifts ≈ 90. Around the clock = 168.
Check a recent bill — total cost divided by total kWh. If you are not sure, leave the default.

Different buildings fail in different ways.
A warehouse wastes light in empty aisles. An office is over-lit at the ceiling and dim at the desk. The retrofit that fits one is the wrong answer for the other.
Warehouse & Distribution
High-bay HID replacement with aisle-tuned distribution and occupancy sensing in low-traffic racking.
Manufacturing
Task-appropriate light levels on the floor, with high-temperature and vibration-rated fixtures where the environment demands them.
Office & Professional
Troffer retrofits and daylight harvesting that improve comfort and glare while cutting the load.
Retail & Grocery
Color-accurate merchandising light, refrigerated case lighting, and exterior lot upgrades.
Healthcare & Senior Living
Tuned color temperature for patient areas, with phased installation that keeps clinical spaces in service.
Schools & Municipal
Classroom, gymnasium, and public-building retrofits scoped to procurement and budget cycles.
Multi-Family & Property
Common areas, corridors, stairwells, and parking structures — the loads that run closest to 24/7.
Parking & Exterior
Pole, wall pack, and canopy upgrades that raise security light levels while lowering the bill.
Questions
The things facilities managers actually ask.
- What does a lighting audit cost?
- Nothing. We perform the on-site audit and build the savings model at no cost and with no obligation, and you keep the fixture inventory and the model regardless of whether you move forward. We would rather show you real numbers than sell you on an average.
- How long does a typical payback take?
- It depends on your run hours, your electric rate, and what you are replacing — a 24/7 warehouse running metal halide high bays pays back far faster than a single-shift office on T8s. Most commercial retrofits land somewhere between one and three years after rebates, and the audit tells you your number specifically rather than an industry average.
- Will you have to shut down our operation?
- No. We phase the work around your schedule — nights, weekends, or one zone at a time — so lighting is never out in an area you are actively using.
- Do you handle the utility rebate paperwork?
- Yes, end to end. We identify the programs you qualify for, file pre-approval applications before work begins, complete post-installation verification, and follow the incentive through to payment. We also scope the project to maximize the incentive rather than filing for whatever we happen to have installed.
- What happens to the old fixtures and lamps?
- We remove them and recycle them through certified processors. Fluorescent lamps contain mercury and older ballasts can contain PCBs, both of which carry disposal obligations. You receive the recycling manifests for your environmental records.
- What if a fixture fails after installation?
- We register and administer every manufacturer warranty for you, so you call us and we handle the claim. Warranties on the fixtures we specify typically run five to ten years.
