Lighting Audit & ROI Analysis

We walk your facility, count and meter every fixture, and hand you a line-by-line model of what a retrofit costs and what it returns.

A field technician documents fixture type, wattage, mounting height, run hours, and control zones space by space. We pull 12 months of utility billing history, apply your actual blended rate, and build a fixture-level model showing energy savings, maintenance savings, rebate value, net project cost, and simple payback. You get the workbook, not just the summary — including the assumptions, so your finance team can check our math.

Retrofit Design & Specification

Photometric layouts that hit the light levels your work actually requires — not just a like-for-like fixture swap.

Legacy layouts are usually over-lit in the aisles and under-lit at the task. We model your space in photometric software against IES-recommended levels for the work being performed, then specify DLC-listed fixtures with the right lumen package, distribution, and color temperature. Where the numbers support it, we reduce fixture count rather than replacing one-for-one — which lowers both the project cost and the ongoing load.

Turnkey Installation

Licensed electricians, phased around your operating hours, with old fixtures and lamps recycled to code.

We self-perform installation with licensed, insured electricians and schedule around production — nights, weekends, or zone by zone so you never go dark. Every project includes lift work, removal of legacy fixtures, and certified recycling of fluorescent lamps and ballasts containing mercury or PCBs, with documentation for your environmental file.

Utility Rebate & Incentive Management

We identify, file, and chase every prescriptive and custom incentive your project qualifies for.

Rebate programs are where most retrofit value quietly leaks away — deadlines, pre-approval requirements, and paperwork most facilities teams do not have time to run. We handle pre-approval applications, post-installation verification, and the follow-up, and we structure the project scope to maximize the incentive rather than treating it as an afterthought.

Lighting Controls & Sensors

Occupancy sensing, daylight harvesting, and scheduling that cut what is left after the fixture swap.

A retrofit lowers the wattage; controls lower the run hours. We add occupancy and vacancy sensing in intermittently used spaces, daylight harvesting near skylights and glazing, and time-of-day scheduling for exterior and common areas. Controls also unlock higher incentive tiers in most utility programs, which often covers a meaningful share of their own cost.

Warranty & Ongoing Maintenance

One number to call for the life of the system, with manufacturer warranties administered by us.

We register and administer every manufacturer warranty on your behalf, so a failed driver is our paperwork problem rather than yours. Optional maintenance agreements cover periodic inspection, spot replacement, control re-commissioning after layout changes, and annual verification that the system is still delivering the savings the model promised.
